First, I will list your home on the Multiple Listing Service to ensure the property is searchable by individuals and other brokers in the area.  Second, I will photograph your home to showcase the best features, inside and out, to show your property in the best light possible.

Depending on the property, I sometimes use other tools such as open house showings, broker promotions, and secondary marketing and promotion channels to give the property the best exposure possible.

One of the most important things to do when preparing your home for listing is the staging process.  Staging is used to present your property in the best possible light.  Start with a general cleaning, a fresh coat of paint inside and out and freshen up the yard and landscaping to maximize curb appeal.  Keep colors as neutral as possible when choosing a paint color for the interior.  New buyers may not share your passion for candy apple red walls or lime green ceilings.

Inside, de-clutter, organize and remove personal items and knick-knacks to create a clean, open living space.  Store excess clothes, furniture and boxes from the garage in a storage facility to make the spaces look bigger and present a more open feel.  Replace worn, outdated furniture or consider renting updated furniture during the listing period to give the overall space a fresh updated look.

Developing a Disclosure Package
Making accurate and comprehensive disclosures will reduce negotiations, and minimize future legal liability.  Ensuring accurate disclosures are presented to the potential buyer prior to the negotiation process will allow a potential buyer to quickly assess your home and make a more informed offer.  You will need to make disclosures relating to things such as regulated construction or design materials, potential environmental hazards and city conservation ordinances just to name a few.  I have extensive experience and knowledge drafting these disclosure statements and understand the requirements in the local markets.  I will work with you to prepare a full disclosure package prior to marketing your home to ensure an accurate and timely set of disclosures may presented to any potential buyers.

Marketing and Promoting Your Property to the Public
Marketing your property to interested, qualified and motivated buyers is the best way to ensure you receive the highest selling price for your home.  I use many tools such as the MLS, open house tours, special showings, mailings, online marketing and email marketing to ensure your property receives the maximum exposure possible.  Neighbors, friends and word-of-mouth exposure can also bring potential buyers to your listing.
